What is Life-Cycle Cost Analysis?

LCCA is an economic method for evaluating the total cost of ownership of an asset, system, or facility over its entire useful life — enabling smarter, evidence-based decisions in Facility Management.

Initial Capital Cost (ICC)

The one-time upfront investment for purchase, installation, and commissioning. Occurs at Year 0 and is already in present value terms.

Operation & Maintenance (O&M)

Recurring annual costs for running and maintaining the asset. These are escalated over time and discounted back to present value using a Uniform Present Worth Factor.

Energy Costs

Annual utility bills (electricity, gas) required to operate the system. Energy prices typically escalate faster than general inflation, making this a critical component.

Replacement Costs

Major capital expenditures to replace components during the study period. Each replacement is a one-time future cost discounted to present value using a Single Present Worth Factor.

Residual / Salvage Value

The estimated market value of the asset at the end of the study period. It is treated as a benefit (negative cost) and subtracted from the total LCC.

Discount Rate

The interest rate used to convert future costs to present value. It reflects the time value of money — a dollar today is worth more than a dollar in the future.

Net Present Value (NPV)

The sum of all present-worth costs over the study period. The lower the NPV, the more cost-effective the alternative. Used to compare multiple design options.

📊

Uniform Annual Cost (UAC)

The equivalent annualised cost of the LCC, spread uniformly across the analysis period. Useful for comparing alternatives with different lifespans.
